TERMS: 20% down day of Auction with the signing of Purchase
Agreement. Balance Due on or before July 31st, 2026 in the office
of Tom Lipps at which at that time a marketable title and abstract
will be provided. Taxes are 201 dollars per year and will be prorated
to date of possession.

The Home is old and needs repair. The house has new gas furnace.
Utilities have been disconnected from home and comes “AS IS”
condition with the remaining contents and 2 small sheds on rear
of the property. Legal Description will be provided the night of the
auction.
